First Things First When Purchasing A House:
Here is a true and current picture of Real Estate in Northern Virginia.
This last few days have been very interesting when it comes to scheduling Home Tours within the Northern Virginia area. While I have several clients I'm working with, two in particular each sent me several listings of homes they would like to tour. When the homes were totaled for both clients, there were 13 that would be toured and they were all showing Active when I received the list. However, by the time we reached the actual day of the tour, 3 days after receiving the list, 9 had gone under contract with only 4 left to actually tour.
A simplified breakdown of the last paragraph goes like this:
I endeavored to set up 13 homes to tour and within three days, 9 of the 13 homes that were showing ACTIVE had gone under contract!
Why am I sharing this? Simple, this is one more reason for being approved for a Mortgage BEFORE going House Shopping. If you fall in love with a house today that is showing ACTIVE, you need to be able to move right in with making an offer, at least from my experience within the Northern Virginia area. Delaying, while you are waiting for your pre-approval, means someone else might just buy it! By the way, this is why I only show homes to clients who have visited with a Mortgage Professional first.... Mortgage Pre-approval Is A Necessity When Going House Shopping
